What Kirkland kitchens actually need
Kirkland splits cleanly for us. The Market Street and Houghton waterfront runs to full built-in suites and wine storage. Juanita, Rose Hill and Finn Hill are dense with 1980s and 1990s houses whose kitchens have been reworked once or twice, which means a high-end range dropped into a cabinet opening that was never sized for it. Both need someone who reads the install before touching the appliance.
Carillon Point and the newer Kirkland Urban buildings add a third category: compact integrated units in tight utility closets, usually stacked laundry and a panel-ready dishwasher, with real constraints on access and drainage.

Do you work on stacked washer-dryer units in condo closets?
Yes, including ventless heat-pump dryers, which are increasingly common in newer Kirkland buildings. Closet installs need the stack unbolted and walked out to be serviced properly — we do that and reset it correctly, including the anti-tip bracket.
Our previous technician said the part is discontinued. Is that the end of it?
Not usually. On high-end platforms, control boards and fan assemblies are often available refurbished or through a superseded part number, and some boards can be rebuilt. We'll tell you honestly when a unit is genuinely past economic repair — but we check first.
